Enfield Council planned the regeneration of the Ladderswood Estate in New Southgate. This site was made up of commercial and residential properties that were extremely out-dated and needed to be demolished in order to make way for 517 new homes. The development also brought with it commercial units, a community centre and a new 80-bedroom hotel providing employment and training opportunities for people in the borough.
Aspect Four had to initially carry out the removal of any Asbestos Containing Materials in both phases. Once this was completed to the exact requirements of the survey, the demolition could begin. This included demolishing the industrial units and ground slabs then creating foundations to a depth of 1m. All redundant below ground services had to be removed where necessary.
During this process, dust and noise had to be monitored and controlled to keep neighbours and pedestrians safe. Controlling these factors meant the surrounding public areas were kept clean and to a satisfactory standard.
The second phase of works included:
- The removal of the podium structure (car park)
- Structural demolition of Danford House (residential properties)
Two metre high anti-climb Heras fencing was erected around the site to totally enclose the works. Access to those areas were strictly prohibited to pedestrians and operatives all the time the when the plant was in operation.
Waste was managed on site and a specific area for waste segregation was set up. Trained operatives assisted in the separation of waste streams here with the correct machinery to ensure a maximum recycling rate.
The work was completed within 14 weeks much to the satisfaction of the client.
