Portal House School

COST  - £149,000

After meeting BAM Construction at the Kent Construction Expo, a Constructionline event, Aspect Four competitively tendered and were awarded the Two Phase Asbestos Removal and Demolition project at Portal House School in St Margaret’s, near Dover in Kent.

BAM Construction are rebuilding a state of the art new School Campus, whilst retaining some of the original building features. This meant that as well as traditional mechanical and High reach demolition methods being deployed, elements of the demolition had to be carefully undertaken by hand.
Aspect Four identified at an early stage the potential to provide credit on the project by salvaging materials such as roof slates and bricks, which proved to provide the competitive edge required to secure the contract. Some of these were retained on site to reinstate existing features, others were sold providing the client with a cost reduction.

The project required Aspect Four to propose and execute a complicated asbestos removal, soft strip and demolition sequence to a tight programme.

Special consideration in the planning and demolition phase had to be given to the live school buildings and playing fields that were only 5m from the demolition site at points.
Both Health and safety and environmental concerns such as noise, dust and vibration were factors that had to be monitored.

The project was deemed a success from all parties involved and was a tribute to the versatility and adaptability of the Aspect Four team both in the office and on site.
